Regulatory risk: Program rules can change (Greece raised its threshold from €250K to €800K in high-demand zones in 2024). We monitor all programs continuously and alert clients to changes before they affect applications.

Compliance risk: Incomplete documentation is the #1 cause of rejection. Our 98% approval rate exists because we only submit when the dossier is complete — we turn down clients who are not ready rather than risk a rejection on their record.

Liquidity risk: Real estate is illiquid. We are transparent about exit timelines upfront — typically 3–7 years for full capital recovery depending on the asset.

Exit depends on the program. We plan for it from day one — not as an afterthought.

Greece Golden Visa (real estate): You can sell the property after 5 years while retaining your residency permit until it expires. Capital appreciation + rental income during the hold period. Typical exit horizon: 5–10 years.

Latvia Golden Visa (investment fund): The fund has a defined maturity — typically 5 years. Capital is returned at maturity. Residency permit remains valid independently of the fund.

Caribbean CBI (donation): No exit — the donation is non-refundable by design. The passport is permanent and does not require renewal of the investment.

French real estate: Open market resale at any time. No minimum hold period. Capital gains tax applies — we structure ownership (SCI or direct) to optimise the tax position on exit.
